In the Fasanenhof industrial park, an important new location in Stuttgart South, the new, six-storey building for the Magirus real-estate company offers high-quality office space. Both the entryway and roof terrace are marked with cutbacks in the compact structure.

The three-dimensional façade of precast concrete elements has an unbroken structure that continues inside as an organisational grid. The flexible spaces can be rearranged to meet changing needs, whether as open spaces or single offices. The interior designers had high standards: They guaranteed transparency through the use of partition wall systems with integrated glass elements; and floor-to-ceiling windows ensure light-flooded rooms. The DGNB – the German Sustainable Building Council – awarded the building with the gold certificate.
